Staying at this B&B is like staying with a distant relative who is an amazing cook, gives you privacy, and is available to you in every way to make your stay comfortable and fun. I've stayed here twice now, and each room I've been in has been comfortably appointed--large bathroom, TV/internet, nice big bed, and beautiful art. Vaughan, the host, also makes sure that visitors have a map of Charleston, and she is happy to talk about things to do and see around town. Her real Southern breakfasts sent me out the door in the morning so warm and satisfied. The location is perfect for downtown Charleston -- the house is a 5-10 minute walk to King and Meeting Streets, so tons of restaurants, bars, and historic sites are amazingly close. I can't recommend a stay here enough. If you're looking for the best B&B in Charleston, look no further.

22 Charlotte B&B was the perfect choice for our anniversary weekend in Charleston. The B&B is in a great location to experience Charleston by foot. The B&B's central location gives you easy access to the water (Ft. Sumter Launch), upper and lower King, and the market area. Vaughan is a wonderfully gracious host offering charming accommodations and concierge service.

We had such a fantastic visit to Charleston, S.C. and Vaughan, our hostess, was a vital part of that. Although we'd heard about Southern hospitality, we never expected to experience it in this first rate way. Vaughan was kind, warm and incredibly generous with her time and knowledge. On the day of arrival, she drove us all around Charleston pointing out the must-sees and top attractions. Each morning, she made excellent local Southern meals for breakfast. We tried grits with salmon, shrimp, bacon, peppers & cheese (not all at once), blueberry muffins, croissants and breakfast salad consisting of apple, walnuts and blueberries. In the evenings, Vaughan generously shared her company while she helped us plan the next days' activities, shared local politics and stories of the Civil War and the big earthquake. She was well-informed and never intrusive: a real delight. We can't give a better example than to tell you that she babysat our 3 boys, got them pizza and made sure one had a shower, while we parents went off for dinner. And we trusted her completely with them. Oh. Here's another example: she loaned us beach chairs, ice boxes and towels with which to head off to the beach. The house itself is a gem. It's ideally located so we could walk wherever we wanted - though Vaughan did drive us to dinner one night. It's beautifully decorated, clean, filled with antiques from England and the South, very comfortable and just feels like home. Well, not my home. Like a super-clean museum or an antique shop where you are welcome to lounge around and touch things. Go stay with Vaughan. We are pretty private people but felt amazingly well cared for, and we will now count Vaughan as a friend.

Charming hostess in Charming Charleston
Vaughan, a force of Southern nature and hospitality, was the charming hostess for our stay. From the moment I inquired about the property I felt that I was talking to family. She truly makes you feel like you have a long lost relative from Charleston, to the point we started calling her "Teti Vaughan" (aunt in Serbian). She truly opens her home to you with beautiful surroundings, every convenience, and expert knowledge of the area including a personal tour to get your bearings. Breakfasts were AMAZING, delicious homecooked Southern favorites with portions big enough to last you to dinner! And individually suited to our tastes and timetable. Want to sleep in and eat at 9:30? No problem. Want to try crab cakes and cheese grits? Sure thing. She even made us a "going away" breakfast of our favorites from the week and taught me how to make biscuits! As you consider where to stay, please realize that staying with Vaughan is more than a traditional B&B experience. She goes OUT OF HER WAY to make your trip everything you want it to be (dropping us off for dinner so we didn't have to take a taxi, taking my husband's shirt to the dry cleaner, allowing us to entertain relatives we met for the day by having cocktails in her lovely living room, letting us use her Netflix account to get our Sons of Anarchy fix....the special touches just go on and on) yet she still affords you privacy so you don't feel like you have to tip toe around. And her home is easily in walking distance or a quick inexpensive ride to all that Charleston has to offer. There is also free parking for your car which many rentals do not offer. In addition she is raising a true Southern gentleman who was a pleasure to meet and talk to. We truly enjoyed our time at 22 Charlotte and hope to return when the weather is warmer for golf and garden tours.

Our host was phenomenal. From the first moment we arrived she was attentive and cordial. One of the highlights of our trip was sitting in the den with them and just talking about our family histories, learning more about this awesome property and just soaking in the history and culture that is Charleston. For those considering booking this house let me tell you that this lady does an awesome job maintaining the home and keeping its historical integrity intact. It was clear from the moment we arrived that our care and comfort was her number one concern. The property itself is located in the perfect spot, close enough to Market, Meeting, and King Streets to walk to all of the great restaurants and attractions, but far enough away that you were away from the hustle, bustle and noise of everything. By the way, listen to the host’s recommendations on dining and attractions, it is spot on every time. We left not only wanting to come back, but with the feeling that we had a friend in Charleston.

My two friends and I really enjoyed staying here. Our host was super gracious and took us on a ride to acclimate us right after we arrived. That was very helpful in getting us acquainted with downtown Charleston. The suite was adorable, clean, and comfortable. It was great to have some privacy and feel like we could come and go without disturbing anyone. This is a wonderful location on a beautiful residential street, convenient to just about everything!

Your Hostess, Vaughan Alsbrook, is a gracious, sophisticated Southern woman providing friendly guidance, comfortable yet elegant homestyle accommodations, and authentically warm Southern hospitality. Charleston was a wonderful three day stop on our trip from Delaware to Florida. We had originally booked at one of the chain hotels but wanted to be somewhere more inviting and warming, since it was a special time for us. We certainly found just that, as soon as the door opened and we were greeted by Vaughan! We're not strangers to home accommodations versus hotels but this is not just another big old house decorated with antiques! 22 Charlotte Street is a home where your visit is eagerly anticipated and you are made to feel this is where you belong. Put your wonderful boxed dinner leftovers into the refrigerator and settle into really comfortable beds for a peaceful good night's sleep in this quiet neighborhood. Whether you are just passing through or you're spending quality time in Charleston ... Do not miss the opportunity to stay in her very lovely home, learn about the City's fascinating history, settle down in front of one of the many fireplaces or two open porches. You've will have made the right choice!

This host is beyond amazing. She is one of the kindest people I have ever met. Multiple times she offered to drive my friend and me to dinner. The space is fantastic and a great value. I have visited Charleston five times previously and hotels and b&b's can be outrageously expensive, this was an amazing value. It has everything you need and then some. It's in a very safe and convenient neighborhood. You can easily walk to the market or King St. I will absolutely stay here the next time I am in Charleston!​

The area is a quiet so it was easy to relax, yet close enough to downtown you could walk, or take a taxi for a reasonable price. Our Host was fantastic: polite, hospitable, accommodating. This was the most charming place I've ever stayed in Charleston. Yet another reason to love this city. There actually was parking available close by (mostly by luck). The location was great. This listing is for mature, non-rambunctious folks and occasions. Not wheelchair accessible, steep staircases up to porch and room. What Nathan loved most: The charming decor, sweet southern hostess, location, parking opportunities.​

My husband and I had a wonderful time staying here! The room is as beautiful as the photo! Our host welcomed us with such warmth that we felt completely comfortable using the adjoining den and eating breakfast on the front porch. Our host was very solicitous of our needs whether supplying us breakfast, extra towels, or touring suggestions. She took us on an informative and personal tour of Charleston that really added to our enjoyment of the city. The Big Guest Suite is located very close to downtown. We walked everywhere. She had a good sense of what we would prefer to see since were were not staying long enough to see it all. We took all of her suggestions and were happy we did. As others have said, we, too, feel like we now have a friend in Charleston. We would definitely recommend staying here and enjoying true southern hospitality.

​Staying here really enhanced our Charleston trip. We can't recommend it enough! Our host radiated a warmth and hospitality that immediately made us feel at home. She really went above and beyond to make sure we were having a great time. To a young couple like us, it felt more like spending a week staying with a favorite aunt than lodging in a rented room. The home is beautiful and the location is fantastic. Charleston is an eminently walkable city, and this place is a great HQ from which to do everything. That said, if lots of walking isn't your thing, or you get a little worn out, there's also an excellent (and cheap) bike rental shop and a free bus stops all over downtown. We only ended up using our car when we went outside of the downtown. Bottom line: We really enjoyed our time here, and hope to someday return. You will love it.

What a marvelous way to get to know Charleston - an utterly comfortable room in a marvel of authentic Southern architecture and decor circa the turn of the 20th Century. We thoroughly enjoyed our stay here. The room was very comfortable, well appointed as can be seen from the photos and provided us with a very relaxing and enjoyable nights. The house is located in the historic district and we were able to walk to nearly all the places we wanted to visit during our stay including a large selection of nice restaurants throughout the city with a wide range of cuisine. We cannot say enough about the hospitality provided by our host. Whether it was minor needs we might have asked about, or discussions of the history and culture of Charleston, all was provided with grace and charm and genuine interest in our enjoyment of visiting Charleston and staying at her house. We would recommend this location to anyone and would certainly choose this house on any return trips.​

Our host was amazing. At the risk of sounding hyperbolic, she made our trip sublime. To say she was merely warm and welcoming honestly does her a disservice, for she not only opened up her home but made us feel right at home - it was like being with family! And yet she did it with such a deft hand that you never felt pressured - sincere, kind, and funny, she seems to have a knack for understanding how much interaction people want or need. She went above and beyond in actually giving us a tour of Charleston (amazing!) complete with delightful details and fun tips, and, incredibly, even lent us her car. We can't say enough great things about her. This was our first web rental experience and we joked with another guest that our host has ruined us for future experiences -- we just don't know how other hosts can compete!​

We enjoyed staying off the tourist track and being in a more local neighborhood. It was a great location - and easy walking distance to everything. Staying here was an absolutely GREAT experience! We had planned to stay at the Marriott but then decided to try something a bit different and, boy , am I glad we did! First of all the house in an absolute gem....the design and furnishings are absolutely beautiful and at the same time very welcoming. There's a rain shower and jacuzzi, and a huge sitting room with fridge, coffee, etc right off of our room. This house is centrally located and this made getting around very easy. In fact, we never drove our car the entire time we were in the City. Last but not least, the hosts are so interesting and very helpful. Help was there when we arrived and helped my husband empty the car. We took a guided tour and then drove us to an amazing restaurant. and when we left we were sent off with the most yummy homemade cheese biscuits. Staying at this B & B made our first trip to Charleston very memorable.​

I really can't say enough great things about this rental or the host. The house was beautiful and spacious. The room was very spacious with the choice of 2 bathrooms. Every morning our host made us a simple and delicious breakfast. She was so kind and inviting, you felt like you were part of her family. She gave us a personal tour of the downtown area, don't know if she will do that for everyone but I was 8 months pregnant, and may have had something to do with it :) She really took care of us and made herself available however she could which was really nice. The neighborhood is quiet, but close to what you would want to get to. We look forward to coming back an staying with her again!

I am a retired university professor and I live in Brazil. Staying in this home and experiencing true Southern hospitality was a wonderful experience. The house is very big, elegant, beautifully decorated, clean, and centrally located in the historic district near shops, restaurants, banks, museums, etc. The bedroom is very big and comfortable with A/C and high speed wifi. It has a large private bathroom with a jacuzzi, shower, and big closet. She is a warm host, kind, friendly and so helpful. When I first arrived she took me for an informal ride through the Historic District to give me an overview and suggest things I might want to see. Then every morning over coffee we had a nice chat about my day's activities. She really helped so I saw the most interesting things there. I even got in some great shopping at places most visitors would not discover. She and her son made me feel so at home and so happy that I didn't want to leave so I extended my stay two days! They treated me like family. I definitely recommend staying there and when I return to Charleston, I will stay there again. Thanks a lot! This Charleston home is beautiful; perfectly located to explore the city; and located in a quiet residential neighborhood in a historic home. The amenities were excellent but the true gem of the experience is the Hostess! She was very friendly and so knowledgeable. Within minutes of our arrival we hit it off and she took us in her own car for an insider's tour of the city punctuated with local knowledge and history that I would guess is unavailable to almost all tourists. The home is charming and comfortable. We would definitely stay again. Vaughan was great. She was so considerate and helpful - even having her son park his car in a nearby spot so it would be available to us when we arrived. Trying to park in a historic residential district otherwise could have been a nightmare. She generously offered to pick us up if we were tired or lost or had too many wines at dinner! She is the epitome of Southern hospitality.​

Our host was extremely courteous, helpful and accommodating. She even offered to take us on a driving tour of the area, but we were starving so we had to pass. She answered all calls and responded to my messages prior to booking very quickly. We couldn't have asked for a better hostess. The house was spacious, beautiful and well-kept. It was centrally located to a ton of attractions, bars and restaurants, in walking distance to everything you need. The suite was very clean and had a large closet. The bed was very comfortable and the dual bathrooms made it very easy for two to get ready. There was a large TV in the common room with DirecTV and a large kitchen, dining area downstairs. The house was very nicely decorated with a very genuine southern feel. I would highly recommend the suite we used specifically and the whole house in general. In fact, I already have recommended it to people. Charleston was a wonderful city and we plan on returning and staying here again if possible.​

My sister and I stayed in Vaughan's Master Suite when we came to Charleston. It was such a beautiful and historic home - we really felt like we got the full Southern experience. Vaughan was such a gracious host and really made us feel like we were at home. She served us muffins and fruit in the mornings and was interested in hearing about our stay. She gave us wonderful recommendations and was extremely helpful. Her home is walkable to Market S.. and King St areas which were amazing. We absolutely loved the location and even though we were so close to downtown, her home was in a very peaceful and quiet part of town. We would strongly suggest staying with Vaughan and surely will next time we visit Charleston.

We were very pleased with our stay here!. My wife and I were impressed with the cleanliness and charm of our room. Vaughan was a very gracious and generous host..friendly, welcoming and responsive. During our communications after booking the room, Vaughan was kind enough to make some very helpful recommendations about restaurants and tours. On the day of our arrival, we were a bit worried about the next day's weather forecast of thunderstorms. Two hours later, Vaughan showed up at our restaurant to bring us an umbrella because it had begun to rain! Needless to say, we would be very happy to return here on our next stay in Charleston.​

We had the most gracious host we have ever experienced. Our stay was wonderful and one of the most relaxing vacations ever! The entire home and especially our room was beautiful and so inviting. The owner is very knowledgeable of the area and was more than accommodating to our needs. You have the freedom to come and go as you please. The historic downtown area is right there. We will definitely plan to return for another visit to this B & B.
